On choosing your apartment from available options you will be entitled to fill in the Booking Application Form. Pay the initial booking amount of the total sale value by way of cheque/DD favoring "Vaishnavi Anushka Infrastructure LLP" along with the required supporting documents. (A copy of a PAN card. Aadhar card of the applicants.)

10. What happens thereafter?
On realization of the initial payment, agreements will follow on payment of 15% of the sale value, the execution of the agreement should be within 30 days from the date of booking

11. When do get a confirmed allotment?
On payment of 10% Of the sale value the allotment Will be confirmed.

12, Are there any finance schemes?
Vaishnavi is offering a (Pre-EMI) scheme for first 250 bookings. under this scheme. The homebuyer books the property by paying 10% upfront, 80% is paid by the bank in the form of a loan to the buyer (subject to customers' eligibility and at the sole discretion of the bank). The bank disburses the loan to the developer as construction progresses. The cost of the subvention scheme will be borne by the customer.

13. In case Of regular payment, how are the installments to be paid and is it time bound?
Installments are to be paid as and when the milestone demand is raised as per the payment schedule was drawn, The payment schedule is progress linked (time-bound), In case of a home loan, consent email will be sent from the customer to the bankers for disbursal of the demanded payment.

14. What happens if I cancel my booking?
In case the cancellation happens before the execution Of the agreement (after signing the booking form). as per the terms of the Booking Form. R5. 50.000 will be deducted as cancellation charges and the balance refunded. In case of cancellation after the execution of agreement then 10% of the total sale value Will be deducted as cancellation charges and balance Will be refunded.

15. When does the development start and when can I expect to move into my new home?
Construction is tentatively scheduled to commence by September 2018 and your new home will welcome you from September 2021 to March 2022 onwards.

16. Are modifications permitted in the apartment?
The specifications and designs have been carefully worked out keeping the off-site precast construction technology and considering the number of apartments and the delivery date. customization will not be possible in the collective interest of the purchasers, Moreover, we have considered all aspects from a home buyer's perspective.

The documents that need to be signed are Booking Form and Agreement to sell, In case the customer opts for the home loan, depending on the bank/HFI he/she may have to sign a tripartite agreement with the builder and bank Dur•ng registration Sale Deed has to be signed.

22. What is the process Of registration and when does registration take place?
Registration is the process wherein the title of the property is transferred from the builder to the customer. This involves execution Of the Sale Deed in the presence Of the Sub-Registrar on payment of the requisite charges. Registration will be done only on completion of the development and on payment of the entire sale consideration including the additional charges

23. What are the additional amounts to be paid?
  • BESCOM and BWSSB charges. CST. Registration charges. Khatha Assessment Charges, Advance maintenance charges and any other statutory charges/duties as applicable.
  • CST is payable on the total sale value proportionately as per the payment schedule drawn. Construction of apartments attracts CST @18% ICGST @ 9% and SCST @ 9%.
  • However. as the supply of service in relation to construction Of residential complex also involves transfer Of "land/ undivided share of land" which does not attract CST, the value of such land/ undivided share of land is deemed to be 1/3rd of the total amount charged for such supply,
  • This implies that CST on an apartment (for which a part or total consideration is received prior to issue of a completion/occupancy certificate or its first occupancy, whichever is earlier), shall be 2/3rd Of the total consideration charged for such supply (thus GST payable on an apartment works out to be 12% of the total consideration inclusive of the value of a Land/ undivided share of land)
24. Has Vaishnavi Serene been approved by leading housing financial institutions/ banks?

25. Who will take care of the maintenance of this property?
